A building survey costs several hundred euro and usually comes after sale agreed. An Eircode check is the one you run before you bid, on every house on your shortlist.

How an Eircode works

An Eircode has seven characters. The first three — the routing key — name the postal area (D15, P17, V94); the last four identify the individual address. That is why a check by Eircode is precise: it reads the records for the exact point of the property, not the townland or the street. Every routing area has its own page with what homes there sold for — start from your county.

Frequently asked questions

What is an Eircode check?

It is everything the public record says about one Irish property, looked up from its Eircode: planning applications around it, flood maps, radon, sold prices nearby, title and registration, environmental records, schools, transport and more. VeriSale runs 39 checks from 20+ official sources and grades each one A–F, with what it means and what to ask.

Is an Eircode check free?

The preview is. Type an Eircode and you see the property's overall grade and key checks before you pay anything, and you can email yourself a free snapshot of five checks. The full report — all 39 checks, graded and explained — is €9.99.

How much does the full report cost?

€9.99 for one property, €24.99 for 3 properties (to use within 12 months), or €19.99 with the Land Registry folio details added. One-off payments, no subscription.

What if I don’t know the Eircode?

A street address works too — type it in the same box. An Eircode gives the most precise result, and you can look one up for free on the official Eircode finder (finder.eircode.ie).

Is it an official document or a survey?

No. VeriSale compiles public records from State and EU sources into one readable report; it is not affiliated with any register, and it is not legal, surveying or valuation advice. It tells you what to ask your solicitor and surveyor before you bid.

Does it work for any address in Ireland?

Any address in the Republic of Ireland, city or rural townland. The checks use national datasets, so a one-off house in the countryside gets the same checks as a Dublin apartment.
