How County Dublin prices are spread

The median is the middle of the market. The bands show where the rest of it sits: a county with most sales packed into one band has a settled price for a typical home, while a wide spread means size, condition and location within the county are doing most of the work.

How Dublin compares

Using the number before you bid

An asking price is what the seller hopes for. The register records what buyers actually paid. Set the median for the area against the guide price, match it to the type of home, and decide your ceiling from that rather than from the last counter-offer. A county figure is a starting point; the routing area, and the street, are where the comparison gets useful.

Figures: every second-hand home sale in County Dublin on the Residential Property Price Register (PSRA, CC BY 4.0) between 9 October 2025 and 9 October 2026, by the register's own County field, whether or not the sale carries an Eircode. New builds and sales not at full market price are excluded. The area figures count only sales with an Eircode, so they do not add up to the county total.

How a VeriSale report checks it for one address

When you search by Eircode, VeriSale pulls recent sales from the Property Price Register for the property’s routing-key area and gives you the count and the median price. It is a benchmark, not a risk, so it is reported without a grade and does not move the overall score.

This is one of 39 checks in the report, each graded A–F with a plain-language summary. The report compiles public data; it is not a survey or legal advice. More about sold prices and how to read it.

What to ask before you bid

Frequently asked questions

What is the average house price in County Dublin?

The median second-hand home in County Dublin sold for €492,000 in the 12 months to October 2026, across 14,154 sales on the Property Price Register. Half of all sales fell between €380,000 and €691,000. The median is the middle sale, so a handful of very expensive homes cannot drag it up the way they drag an average.

Are house prices rising in Dublin?

Yes, on the register’s figures: the median of €492,000 compares with €475,801 in the 12 months before, a change of +3.4%. A county median mixes every type of home, so the change for a particular area or type of house can differ.

Which parts of County Dublin are the most and least expensive?

Of the Eircode areas with enough sales to measure, Blackrock (A94) had the highest median at €833,000 and Balbriggan (K32) the lowest at €330,000. The table on this page lists every area, each linking to its own page.

Do these figures include new builds?

No. New homes appear on the register without VAT and mostly without an Eircode, so they are left out and every figure here is for second-hand homes. Sales marked as not at full market price, such as transfers within a family, are left out too.

How do I check what homes sold for near a particular house in Dublin?

Enter its Eircode on VeriSale. The report's sold-prices check pulls the recent sales in that Eircode's routing area and gives you the count and the median to set against the asking price — alongside the other checks on the property.
